Background

The Staveley Works site is an allocated 150 hectare regeneration site in Chesterfield Borough Council’s Local Plan. Its future development aims to create new housing and employment opportunities, improved connectivity, enhanced tourism and leisure opportunities as well as enhancing the natural environment by remediating this brownfield site. Harworth Group controls a key part of this regeneration site, with the wider land holdings in the control of The Devonshire Group. The Devonshire Group have an outline planning application pending consideration ref: CHE/19/00103/OUT with Chesterfield Borough Council for Outline planning permission with all matters reserved except part access for mixed use development of up to 700 new homes, retail, leisure, hotel, employment and community uses, primary school, canal marina, open space, and associated infrastructure and other works, including demolition, ground remediation and restoration.

The Harworth and Devonshire Masterplans demonstrate how this site can be brought forward comprehensively with access being taken from the Chesterfield Staveley Regeneration Route (CSRR). The CSRR is a proposed new road to relieve congestion on the A619 and to provide access to the Staveley Works corridor regeneration site. The CSRR is proposed to run from the Sainsbury’s roundabout in Chesterfield to the Hall Lane roundabout in Staveley. Derbyshire County Council will be delivering the CSRR with construction due to start in 2025.

Planning Proposal

Harworth Group plc is preparing an outline planning application for up to 590 dwellings with ancillary uses, including a Works Road Hub comprising a Restaurant/Public House, Business Units and a Convenience Store; Open Space; Landscaping; and Drainage Infrastructure.

Harworth is also working alongside Derbyshire County Council and neighbouring landowners to facilitate the delivery of the Chesterfield to Staveley Regeneration Route.
